Not everyone is interested in becoming a landlord or owning property, but some may still be interested in realizing the excellent profits available from investing in real estate. Some investors are interested in ownership but lack the time to look for property. Empire offers three distinct programs to cover each end of the spectrum:
Joint Ventures & Real Estate Syndicates
Joint Venture programs offer investors/partners the potential for large returns on investment and the opportunity to participate in the ownership of commercial real estate, with no hands-on work. All capital gains and cash flow are split between Empire Real Estate and the investor/partner. You invest your equity while Empire invests time, knowledge and experience into operating the business.
Investment Requirements: Joint Venture investments require larger amounts of capital; typically above $50,000.
Return On Investment: We offer excellent returns; typically between 15-20% range/year, i.e. about 75% to 100% in 4-5 years.

RRSP Mortgages
RRSP mortgages offer you another way to invest in real estate by using your personal RRSP funds, in the form of a mortgage or loan, which is registered against the investment property. Investors benefit because they know their exact return on investment every year. Essentially, you act just like the bank, loaning us mortgage money on a property, and we pay regular mortgage payments back to you without any work involved on your end.
Investment Requirements: RRSP Mortgage investments can be made with as little as $25,000. Even less can be used if funds are pooled with other investors.
Return On Investment: We give you a guaranteed, consistent, pre-defined, annual return on your money; typically between 8-15%.

Assignments
Assignments offer you the opportunity to take advantage of our network of contacts to find the best real estate deals, allowing you to purchase and manage an investment property all by yourself. You own 100% of the property and therefore keep all capital gains and cash flow generated from the deal.
Investment Requirements: Investments can be made with as little as $10,000.
Return On Investment: We create a business plan for the property with potential returns in excess of 25% per annum; however, returns are dependent on your ability to execute the plan.
